Fractional CFO – Commercial Real Estate (Retail Focus)
Location: Remote | Part-Time | Flexible Hours

West Hive Capital is a private equity real estate firm specializing in the acquisition, repositioning and long-term ownership of retail shopping centers across California and other high-growth markets. We are known for our entrepreneurial edge, creative deal-making and hands-on asset management style. We are currently looking for an experienced Fractional CFO to join our team on a flexible, part-time basis.
Who We’re Looking For
We’re seeking a high-level strategic thinker with hands-on experience specifically in retail commercial real estate. This role is ideal for a seasoned CFO looking for a flexible and independent structure while making an impact inside a fast-growing, entrepreneurial investment firm.
Key Responsibilities
Deal & Financial Strategy
- Oversee financial modeling and underwriting of acquisitions, with emphasis on retail (NNN leases, CAM, etc.)
- Evaluate capital stack structures, run scenario analyses and create investor facing pro forma reports
- Collaborate on creative structuring of deals (seller finance, JV, pref equity, mezz, etc.)
- Review and refine investor presentation decks with a financial lens
Capital & Development Oversight
- Interface with lenders, brokers and capital partners through acquisition and closing
- Manage construction draws, track budgets and ensure funding flows properly
- Monitor CapEx expenditures and align with business plan milestones
Accounting & Reporting Oversight
- Oversee property-level and entity-level bookkeeping (managed by 3rd parties)
- Manage and coordinate CPAs, K-1 distribution and annual tax filing processes
- Support investor reporting and performance metrics (IRR, equity multiple, distributions)
Operational & Strategic Input
- Help develop systems for cash management, forecasting, and fund accounting
- Advise on corporate growth, scaling processes and team structure
- Serve as a sounding board for executive team on strategic decisions
Requirements
- 10+ years of finance leadership, preferably as CFO or Controller in CRE
- Deep experience with retail real estate: shopping centers, strip centers, NNN assets
- Strong background in acquisitions, underwriting and real estate finance best practices
- Familiarity with syndication structures, investor relations and draw management
- Experience working with property managers and outsourced accounting teams
- Comfortable working in a fractional/independent capacity

- Capable of handling ambiguity and building processes from the ground up
- California market knowledge a plus
Compensation
- Flexible compensation based on experience and availability
- 1099 or hourly structure, negotiated based on value provided
- Long-term potential for expanded role or equity participation
