Role Description

We are seeking an experienced Fractional COO / Construction Operations Consultant to design, build, and deploy a comprehensive operational framework for our residential building and flipping business. The primary objective of this engagement is to establish standard operating procedures (SOPs), cross-departmental workflows, and operational systems across our core business units—ranging from acquisition and preconstruction to field management, quality control, and asset maintenance.

KEY RESPONSIBILITIES & DELIVERABLES

• Departmental Workflow & SOP Design Build standard operating procedures (SOPs) and operational workflows across all business units:
• Acquisition & Real Estate: Deal analysis SOPs, due diligence checklists, and closing procedures.
• Development & Preconstruction: Permitting pipelines, land survey protocols, engineering/architectural coordination, and bidding templates.
• Construction Operations: Trade onboarding, procurement/PO approval rules, daily site log standards, milestone inspection checklists, and quality control procedures.
• Compliance & Safety: Site safety SOPs, OSHA compliance, and DPOR regulatory tracking.
• Property Holding & Maintenance schedules: Property turnover protocols, security, and holding maintenance schedules.

Qualifications

• Experience: 10+ years of senior operational leadership (COO, VP of Operations, or Senior Project Director) in residential home building, remodeling, or real estate development.
• Systems & SOP Expertise: Proven track record of building operational systems, writing SOP playbooks, and structuring workflows for growing builder/flipper organizations.
• Tech-Savvy: Hands-on experience implementing construction management platforms (Buildertrend, CoConstruct, Procore, etc.) and linking them with field operations.
• Regulatory Knowledge: Strong familiarity with local permitting, building codes, OSHA guidelines, and trade licensing standards.

Qualifications

• Project Scope: Initial 90-day system build-out, followed by an ongoing monthly advisory retainer (optional).
• Location: Hybrid (Remote strategy & system setup with periodic site visits/meetings).
