Elm Grove Companies is a vertically integrated multifamily real estate investment and development platform headquartered in New Hampshire. With in-house development, construction, property management, maintenance, and asset management capabilities, ElmGrove currently manages over $350 million in assets and operates nearly 2,000 apartment units. We are scaling toward 10,000 units, with plans to deploy $500 million in equity while bringing construction management in-house for both market-rate and LIHTC developments.

To support this next stage of growth, Elm Grove is seeking a Fractional CFO to modernize enterprise-wide cash flow forecasting, treasury intelligence, and controllership.

Role & Responsibilities

• Design and implement an enterprise-wide cash flow and business intelligence platform consolidating 50+ entities.
• Build forecasting systems to model liquidity from weekly through 15-year horizons.
• Anticipate and manage GP/LP equity calls, refinances, distributions, and working capital needs.
• Oversee construction-specific draw control, pay-app, and fraud-prevention workflows.
• Deliver a path to audit-ready controllership through system design, controls, and staff mentorship.
• Guide the organization through a crawl → walk → run roadmap, beginning with a quarterly 13-week liquidity model refreshed monthly.

Candidate Profile

• 10+ years’ experience as a real estate or fund CFO.
• Proven ability building multi-entity cash flow & BI stacks.
• Expertise in construction draw & pay-app processes (AIA, retainage, lien waivers)
• Tool fluency: Yardi, Intacct, AppFolio, LoanBoss, Power BI/Azure (or equivalent).
• Strong coaching skills, with ability to mentor analyst-level staff and document SOPs.

Engagement Details

• Location: On-site at our Hooksett, NH HQ at least 3 days per week during initial phases; hybrid thereafter.
• Meetings: Weekly 30-min investment updates, bi-weekly steering reviews, and phase-gate demos.
• Commitment: Flexible engagement with a 90-day termination notice.
