About Riley
Riley was founded with a simple mission: to make healthy and sustainable living accessible to everyone, everywhere. We are reimagining homebuilding with a kit-of-parts system that merges design excellence, offsite-fabricated components, and modern construction methods to deliver high-quality, low-carbon housing at scale. Our goal is to become the most compelling home-creating company of the 21st century, driving the world’s transition to low-carbon, high-quality spaces to live in.
We’re not a traditional real estate or construction company. We are building a vertically integrated platform that spans design, product, manufacturing, and delivery — with the ambition to grow from dozens to hundreds, and ultimately to hundreds of thousands of homes.

We are seeking a seasoned Fractional Head of Finance to operate in a Fractional CFO capacity, providing both strategic leadership and hands-on tactical execution across finance functions for a growing, vertically integrated company spanning construction, manufacturing, and real estate development. This role is ideal for an operator who thrives in a high-growth, entrepreneurial environment and can build scalable systems while driving capital strategy and financial discipline.
Our company is building the future of health-centric housing through kit-of-parts systems, advanced project delivery, and integrated development models. We are looking for a partner who can architect and operationalize a financial backbone to support rapid growth.

- Lead the development of corporate and project-level financial structures, including entity structuring, intercompany flows, and tax-efficient strategies.
- Architect financial systems that can scale from a lean organization to a multi-entity platform managing hundreds of housing units annually.
Capital Strategy & Financing
- Design and execute capital raise strategies including equity, debt, and alternative financing structures tailored to real estate development and manufacturing.
- Manage lender and investor relations, including underwriting, presentations, and negotiations.
- Lead pro forma and underwriting processes for development projects, manufacturing expansions, and new product lines.
- Evaluate and implement financing mechanisms such as construction loans, bridge/mezzanine debt, tax credits, green financing, or REIT structures.
Financial Operations & Controls
- Build and maintain robust budgeting, forecasting, and reporting systems, integrating construction, development, and manufacturing P&Ls.
- Implement cost tracking and control systems for manufacturing and construction operations, aligning with takt-planned delivery.
- Oversee cash flow forecasting and working capital management across multiple entities.
- Develop internal controls, accounting policies, and compliance frameworks that align with GAAP and construction-specific financial regulations.
Systems, Process, and Team
- Evaluate and manage financial tech stack: Acumatica ERP/accounting systems, project cost tracking, manufacturing inventory systems, and developer pro forma tools.
- Interface with external accountants, auditors, tax advisors, and fractional back-office resources.
- Support the eventual hiring and development of internal finance and accounting personnel.
- Collaborate cross-functionally with design, development, and operations to align financial planning with delivery schedules and sales pipelines.
Qualifications
- 10+ years of progressive finance leadership experience, ideally including real estate development, construction, or manufacturing.
- Deep understanding of project-based accounting, construction draw processes, cost of goods sold, work in progress (WIP), and capital stack structuring.
- Proven experience raising and structuring capital (equity and debt) for development projects or operating businesses.
- Strategic thinker with hands-on executional capability—able to build models one day and negotiate with lenders the next.
- CPA, CFA, or MBA preferred but not required.
- Experience in early-stage or founder-led companies a strong plus.
Engagement Details
- Fractional / 1099 Contract (initial ~1–2 days per week with potential to scale).
- Flexible structure based on outcomes, milestones, and company growth trajectory.
