About American Military Communities
American Military Communities is a specialized multifamily real estate venture focused on housing proximate to U.S. military installations. As we position for institutional-scale capital formation, we are building the governance, reporting, and compliance infrastructure necessary to meet the rigorous standards expected by institutional limited partners (LPs), fund administrators, and regulatory bodies.

The Opportunity
We are seeking a Fractional Chief Financial Officer to architect and operationalize a comprehensive compliance and communication regime that positions the firm for institutional capital readiness. This is a foundational engagement where the selected candidate will design systems, policies, and reporting frameworks from the ground up.
For candidates with the interest and experience, this role has the potential to be structured as a contract-to-permanent opportunity. While the initial fractional phase focuses on infrastructure and compliance, the permanent role will pivot toward capital markets strategy and sourcing additional LP equity. Our five-year strategic roadmap culminates in a public REIT IPO.

Core Responsibilities
- Institutional Readiness: Conduct a gap analysis of current financial operations and reporting capabilities against institutional benchmarks.
- Compliance Architecture: Design and implement a roadmap for ILPA transparency frameworks, SOC 1/SOC 2 internal controls, and GIPS-compliant performance reporting.
- Policy Development: Draft essential documentation, including valuation policies, allocation methodologies, and conflict-of-interest disclosures.
- Fund Accounting: Establish fund accounting frameworks and waterfall/distribution models suitable for institutional LP scrutiny.
- Investor Relations & Reporting: Prepare institutional-grade quarterly reports, capital account statements, and performance presentations.
- Strategic Growth: Serve as a thought partner to the CEO on capital structure and fund formation, with an increasing focus on capital markets and equity sourcing as the role transitions to permanent status.

Qualifications
Required
- 10+ years of progressive finance leadership experience, with at least 5 years serving real estate investment firms, real estate funds, REOC/REIT, or private equity sponsors.
- For the Permanent Role à Deep military knowledge or direct military experience, with a strong understanding of the unique culture and needs of military communities preferred.
- Demonstrated expertise in institutional LP reporting requirements and partnership structures.
- Ability to operate autonomously in a lean, entrepreneurial environment.
Preferred
- CFA, CAIA, or MBA.
- Prior experience advising emerging managers or first-time fund sponsors on institutional readiness.
- Experience interfacing directly with institutional allocators (pension funds, endowments, sovereign wealth vehicles).
- Familiarity with multifamily or military housing asset classes.

Engagement Structure
- Initial Phase: Fractional, remote 1099 contract.
- Commitment: Approximately 25–50 hours per month for 4 to 6 months, with flexibility to scale.
- Transition: Potential for permanent placement based on performance and successful capital formation.
- Compensation: Competitive and commensurate with experience.
